DESIGN & PRODUCTION
All building permits and approvals are obtained before site development begins. With input from owners, the modular manufacturer engineers the units, which then go into production while the site work progresses. This overlapping of the design/build process significantly shortens the overall project timeline.
SHIPPING & STORAGE
The completed modules are tightly plastic-wrapped and shipped via specialty trucks (domestic deliveries) or vessels (overseas transportation) to the project venue. Generally, the manufacturer takes care of transportation and storage close to site, if needed.
During the pivotal craning process, modules are offloaded from the truck and raised onto the building—one at a time. Sophisticated building plans guide construction workers and managers during the process. The stacking concludes within a matter of days.
Crucial and complex, how modules connect depends largely on the number of stories, manufacturer, and framing material (i.e. steel or wood). Some use inter-unit bracing pins while other known systems are concrete core construction, hybrid podium, open building, and hybrid-skeletal structures.
At the modular factory, corridor space in each modular box is left unfinished with plumbing, wiring, and mechanical connectors attached, as shown. These MEP connections are interlinked after stacking and setting modular boxes onto a building, making it fully functional.
